Ziegler Cooper’s design for Catalyst pairs a 28-story tower with a low-rise wing whose ground-level apartments wrap the parking structure, so the garage reads as residential frontage rather than a blank wall. Marquette Companies developed the building on the northeast side of Downtown Houston, a block from the Astros’ ballpark and the light rail, and Marquette Management runs it.
Amenities are spread across a sky bar with skyline and ballpark views, a pool deck with cabanas and grilling stations, a fitness center with a yoga studio, a sports lounge, pool hall and simulator room, coworking and meeting rooms, wine lockers, fire pits, a self-serve market and a pet wash. Bike storage with a maintenance area sits on the second level, a deliberate choice given the transit-oriented siting, and a 552-space garage serves residents.
Roughly 6,800 square feet of street-level retail includes Irma’s. For renters, the draw is ballpark-district walkability combined with quick access to Downtown offices; the convention center and Discovery Green are a few blocks south.
