UNITI Montrose opened in mid-2024 as Houston’s first purpose-built co-living project at scale, and it still reads as new rather than established. Civitas Capital Group and The Shelter Companies developed the nine-story building on Richmond Avenue, with roughly 4,000 square feet of ground-floor retail.
The model is the point. Alongside conventional studios and one- and two-bedroom apartments, the building offers furnished micro-units under 350 square feet and three- and four-bedroom co-living homes where residents lease a private bedroom and share the kitchen and living areas. Rent is billed per bedroom and covers furniture, housewares, utilities, WiFi and periodic cleaning of common areas. Common launched the operation; PeakMade Real Estate has since taken over leasing and management.
Shared spaces include a pool, a sky lounge and rooftop deck, a fitness center and yoga room, coworking space, a podcast room, a craft room and a library. The Richmond Avenue address puts renters at the eastern edge of Montrose, walkable to the neighborhood’s bar and restaurant density and a short hop from the Museum District.
